Strategically located in the center of Argentina, Bell Ville combines productive capacity, infrastructure, innovation, and quality of life. With approximately 40,000 inhabitants, it is the capital of the Unión Department and one of the main economic and service centers in the southeast of Córdoba province. Its regional influence is reflected in the daily movement of people who arrive from neighboring towns for work, educational, commercial, recreational, and administrative reasons, forming a reference population close to 50,000 people.

Its development model is based on the articulation between the public sector, the private sector, institutions, and the community, promoting planned, sustainable growth oriented towards generating opportunities.


Strategic location and connectivity

Bell Ville is located at the intersection of National Route Nº 9 and Provincial Route Nº 3, on kilometer 502 of the Córdoba–Rosario Highway, 200 kilometers from both cities. This privileged location makes it a strategic logistics hub for production, trade, and services in the center of the country.

The city also has broad-gauge railway connection through the Ferrocarril General Bartolomé Mitre, a public aerodrome, and a private aerodrome, infrastructure that strengthens its connectivity and consolidates its role as a reference center for a wide region.


Production, innovation, and development

Innovation is part of Bell Ville's identity. Recognized as the National Capital of the Soccer Ball, the tiento-less or invisible-mouth ball was born here, an invention that transformed this sport worldwide. It is also the birthplace of the sunflower header, a development that revolutionized agricultural mechanization, and the traditional Capia, a typical delicacy that earned it recognition as the Provincial Capital of the Capia.

On this innovative culture, a diversified productive matrix was consolidated, integrated by the agricultural, agro-industrial, metal-mechanical, food, commercial, and service sectors, with sustained growth of activities linked to innovation, tourism, and the knowledge economy.

Bell Ville has an authorized Industrial Park, a Productive Development Plan that guides the city's economic growth strategy, and a Local Development Agency, which articulates work between the public sector, the private sector, educational institutions, and intermediate organizations to promote strategic projects. This ecosystem is complemented by a local Large Investment Incentive Regime (RIGI), designed to promote new investments and strengthen productive development with a long-term vision.


Talent, infrastructure, and services

Economic development is supported by a solid educational offer, with institutions at all levels, including higher and university education, which train the talent necessary to accompany the evolution of the productive fabric.

As a regional administrative center, Bell Ville concentrates public bodies, judicial institutions, financial, educational, and health entities that provide services to a wide area of southeastern Córdoba.

The city also has infrastructure prepared to accompany growth in the coming decades, with extensive coverage of drinking water and sanitation, natural gas and energy networks, LED public lighting in the consolidated urban area, and permanent urban infrastructure planning. This development is complemented by a high-complexity regional hospital, private clinics, and a municipal primary care network that guarantee health coverage for the city and the entire region.


Environment, culture, and quality of life

The Ctalamochita River crosses Bell Ville for more than 16 kilometers and constitutes one of its main recreational and scenic areas. On its banks is the Francisco Tau Natural Reserve, one of the last remnants of the native Espinal forest preserved within an urban area in Argentina, an environmental heritage of national relevance.

The city complements these attributes with an active cultural life, represented by emblematic spaces such as the Teatro Coliseo, one of the most important historical theaters in the interior of the country, and with innovative initiatives such as the Community Solar Park and the Bell Ville Florece program, which promote the transition towards a more sustainable and diversified development model.

• Local RIGI: first municipality in Córdoba to adhere to the Investment Incentive Regime for Large Investments (Ord. 2698/2024). Fiscal stability for the term of art. 178 Law 27.742. Scale of benefits by investment: between USD 2M and 5M (3 years), between USD 5M and 10M (5 years), between USD 10M and 20M (10 years), more than USD 20M (15 years). The D.E.M. may reduce/exempt trade and industry tax, property tax, vehicle contribution, improvement contribution, construction fee, and OIM.


• Infrastructure Tax (Property Contribution): 0% for industries located in Industrial Parks; 50% reduction for industries in an industrial zone typified by the Urban Building Code.


• Hygiene, Commerce and Industry (Ord. 2783/2025): relocation from residential zone to typified zone, 3 years of exemption + 0% construction fees; innovative productive projects with +30% labor force, 3 years of exemption; establishment in industrial parks, 5 years of exemption + 0% construction fees; lower aliquot than the general one for software, hardware and renewable energies (Law 26.190) and for urban solid waste treatment; 10% reduction for 1 year for those who invest in the Community Solar Park; 20% reduction for authorized hotels.


• Vehicle Contribution: differentiated aliquots -unique among few municipalities in the country- for utility vehicles (0.83%) and trucks/buses (0.60%) compared to the general 1.25%; gradual reduction of the Infrastructure Fund on vehicles (20%→17%→14%→10% between 2024 and 2027).


• Plan study and work inspection fee: 50% reduction (expandable to 75%) for industrial/commercial expansions or constructions in industrial zones or industrial parks; 100% reduction for relocation from residential zone to typified zone; 50% reduction for mixed-use high-rise buildings (+8 floors and +5,000 m²); total exemption for educational entities and sports clubs.


• Electricity and natural gas supply: exemption from contribution (10% and 0% respectively) for industrial companies registered in the Industrial Registry of the Province of Córdoba exempt from Gross Income, and for sports clubs/swimming centers that request it.


• Tax reorganization: 67 municipal office fees and charges set to $0 between 2024 and 2026 (livestock transit guides, business and vehicle registrations/cancellations, tenders, reports, advertising, among others), significantly reducing management costs for companies.


• Tax compliance benefits: up to 30% discount for good compliance + 10% for annual payment + 5% for online payment (up to 50% accumulated) in Property and Vehicle Contribution.


* Livestock guides and transit, Bell Ville was a pioneer in the province and at the country level in eliminating said fee.


Bell Ville is among the 25 main cities in the province of Córdoba and stands out for having some of the lowest rates for Property Services, Commerce, Industry and Services (Hygiene and Safety) and Vehicles. In addition, the municipality was recognized for its commitment to transparency, being highlighted in the National Transparency Portal of the Presidency of the Nation.
